Bond lodgement software for NZ landlords

Keep the bond amount, tenant shares, lodgement status and official reference attached to the tenancy instead of chasing separate emails.

RentManager prepares supported bond transactions for MBIE, records the BN reference and status, flags unconfirmed lodgements and keeps bond evidence beside the tenancy record.

Product capability and provider guidance reviewed 26 September 2026.

What the workflow includes

Prepare tenant shares and the total bond from the tenancy details already on file.

Submit supported lodgements through the connected MBIE Bond API workflow.

Track submitted, accepted or declined status, and keep the official BN when Tenancy Services returns it.

Record later top-ups, changes and refund work against the same tenancy where supported.

From bond review to confirmed BN

From receiving the bond to saving the official BN, see who acts, when payment is needed and what counts as confirmation.

  1. Record receipt

Record the date you received the bond and give the tenant a receipt. If the tenant pays you, Tenancy Services says to lodge it within 23 working days.

  2. Check the amount

Use the calculator to estimate the general bond and any eligible pet bond, then carry the result into your tenancy setup.

  3. Connect and register

Connect RealMe and complete the one-time Tenancy Services registration. A submitted registration may still be under review.

  4. Review every party

Confirm the property, all signing tenants, total amount, tenant shares and payment choice before submission.

  5. Submit and arrange payment

Submit once from the reviewed tenancy. Use a payment method for which you are registered, and provide the required payment form or remittance advice.

  6. Wait for confirmation

Follow the provider response and any review or payment step. Treat the bond as confirmed only when Tenancy Services returns the official BN.

What RentManager can prepare

These workflows depend on Tenancy Services registration, bond eligibility and the provider response. The table describes the product path, not a promise that a request will be approved.

Direct Credit requires Tenancy Services payer registration and a remittance advice for each lodgement. Direct Debit requires registered payer setup, a DDAUTHID and a signed Direct Debit Payment Form for every single submission. RM requires that form to be uploaded on single lodgements; batch Direct Debit is unavailable. A submitted request is not confirmation. Retain the official bond number (BN).

What happens next?

Open a scenario to see the next action and the evidence that moves it forward.

Illustrative workflow only. The examples contain no live tenancy or Tenancy Services data.

A new bond

Review all signing tenants, the total and each share. Submit once after checking the payment method. RM keeps the request pending until Tenancy Services returns its response and, when issued, the BN.

Landlord registration is under review

Finish the Tenancy Services setup in RM, then wait for the registration result. Lodgement becomes available after approval; RM should not present a submitted registration as approved.

The bond was lodged elsewhere

Record the existing BN against the tenancy without submitting a duplicate bond. The record is labelled as manually entered. RM can verify it during entry when the provider connection supports that check.

A later change or refund

Open the supported action from the tenancy and review the details before submitting. A change of landlord marked accepted stays in progress until the transfer is confirmed.

How it works

  1. 1

Confirm the tenancy parties, weekly rent, bond total and each tenant share.

  2. 2

Submit the transaction and follow any first-time payment or MBIE action required.

  3. 3

Reconcile the response and keep the BN reference available as Tribunal evidence.

Scope and limitations

Tenancy Services controls the outcome and may require payment or another party to act. RM shows the response it receives. A saved or submitted request is not proof of lodgement; the official BN is the bond reference to retain.
